Where to Find the Best Land Deals (It’s Not Zillow)

Most first-time land buyers start on the big real estate sites they already know: Zillow, Redfin, and Realtor.com. Those sites can be helpful for houses, but they’re often the worst place to find real deals on vacant land.

Here’s where savvy land buyers actually look:

1. Land-focused marketplaces.  Specialized land websites attract motivated sellers and investors who deal only in land. These platforms tend to have better information about acreage, access, zoning, and topography than the standard home sites.

2. Local land investors.  Many of the best properties never hit the big-name platforms. Local land investors buy directly from owners, clean up the paperwork, and then resell on simple terms. Working with a reputable land investor can give you access to inventory the general public never sees.

3. Underserved rural counties.  Some counties simply don’t have strong MLS or retail representation, which means many land deals are still passed around off-market. These “overlooked” areas are often where you’ll find the most value per acre.

4. Direct from owner with owner financing.  Sometimes the best option is dealing directly with a seller who offers financing. Instead of fighting with banks, you agree on a price, put some money down, and pay monthly—usually with a simple land contract or purchase agreement.
