How to Know You’re Buying the Right Parcel

With so many options out there, how do you know when you’ve actually found “the one”?

Here’s a simple checklist to help you feel confident about your decision.

1. Location fits your goals
Are you buying for recreation, a future homesite, weekend camping, or long-term investment? The right parcel for hunting and ATVs might be totally different from the best parcel for a future home. Start with your main goal and make sure the area supports it.

2. The numbers make sense
Look at the price per acre, the total monthly payment (if you’re using owner financing), and the property taxes. Is it clearly in line with or below other similar properties? Can you comfortably afford the payments and taxes without stress?

3. Access is clear
You’ve confirmed that you can reach the property legally and practically. Whether it’s paved, gravel, or dirt, you know how to get there, and you’re comfortable with the road conditions.

4. Land use is aligned with your plans
You’ve checked zoning and talked to the county (or your land seller) about what’s allowed. You know whether you can camp, build, bring an RV, or keep animals, and you’re okay with those rules.

5. You can see a future there
This part is simple but important: when you picture your future, can you imagine using and enjoying this land? If the answer is yes, and the basics check out, that’s usually a strong sign you’ve found a winner.

parcel from an average one
